122 South Grand Avenue: A comprehensive build to reconnect the riverfront
Located at the intersection of Grand Ave. and Michigan Ave., this proposed development is designed to increase foot traffic, link pedestrians to the riverfront, and redefine how people experience our state’s capital. This proposed build maintains existing structures while building an additional 11-story structure to the north end of the block, which will capture views of the river and match neighboring structures to create a picturesque tunnel leading straight to the heart of the city. This building could be activated from the street to the sky with exciting storefronts, unique alleyways, and rooftop amenities.
Why This Works
This development activates currently underutilized empty lots and historic buildings, incorporating a pedestrian alley off Grand Ave., activated rooftops, and a courtyard space in the heart of the block. Businesses, restaurants, and event spaces on the first floor can pull in busy commuters while enhanced mobility infrastructure keep this site connected to some of the most popular city attractions.
425 South Grand Avenue: A community-focused hub
Located just blocks from the riverfront, this proposed development on the southern end of Grand Ave. presents the unique opportunity to lean into the historic legacy of the Cherry Hill neighborhood while offering access to the amenities of Downtown Lansing. The build proposed here has potential for more than 100 residential units, a building height of approximately 60’ (5 stories), and a 15’ first floor (primarily retail) to activate the street edge. This height will offer river views on upper floors while matching the character of the neighboring Cherry Hill district.
Why This Works
With more than 20,000 potential square feet of ground floor commercial space, this site could host anything from daycare services for nearby residents, coworking spaces for local businesses, extended campus services for the three nearby educational institutions, or even retail storefronts. More broadly, this build would help bridge the thriving commercial corridors of REO Town and Downtown Lansing.
